The property manager identified signs of a defective gutter and damage to a roof turret and requested that we undertake a detailed survey to establish the full extent of the issues.
The purpose of the survey was to provide the property manager and building owner with the information required to make informed decisions regarding any necessary repairs.
Challenges And solutions:
The primary challenge was gaining safe access to the property while minimising disruption to the public. Located on one of the busiest streets in St Andrews, the site experiences high levels of pedestrian activity throughout the day. In addition, the nature of the inspection work required careful consideration of public safety.
To address these challenges, we scheduled the survey for early Sunday morning when pedestrian traffic was at its lowest. We also deployed two ground operatives to manage the work area and safely guide members of the public around the site while the inspection was being carried out.
Outcome:
The survey was completed efficiently, and the site was cleared before the street became busy, resulting in minimal disruption to the public. Following the inspection, we provided the client with a comprehensive written report, including photographs and details of the defects identified. This enabled the property manager and building owner to fully understand the extent of the damage and proceed with the repair works tender process with confidence.
